Rockstar New York is seeking a passionate Project Manager who will help organize and manage real estate projects for the Workplace Services team. This role is responsible for managing internal workplace teams as well as external vendors to ensure projects are completed on time and within budgets. This is a full-time permanent position and will be based out of Rockstar’s unique development studio in Noho, Manhattan.
WHAT WE DO
- The Rockstar Workplace Services Team is responsible for ensuring the workplace, building, facilities, and services work harmoniously together to support the core business.
- We create a creative, supportive, and safe working environment for the staff at Rockstar.
- We manage and develop both hard and soft facilities services, including building maintenance, security, cleaning, catering, and space utilization and strategy.
- We ensure the site complies with all relevant guidance and legislation.
- We partner with senior leadership to drive proactive real estate growth strategies, leasehold improvement, and capital expenditure projects.
RESPONSIBILITIES
- Manage all facets of project management (budget, schedule, procurement, quality, & risk) for individual real estate projects including planning, design, construction, occupancy, and closeout.
- Interface directly with studio directors, department heads, and project stakeholders to define project requirements.
- Provide formal supervision to individual employees within the Workplace Project Management team. Prepare and deliver performance appraisals for staff. Mentor and coach team members to further develop competencies.
- Manage 3rd-party project delivery resources/team (typically a larger, more experienced team). Responsible for identifying training needs, tracking performance, coaching, and motivating both internal and external team members.
- Prepare all stages of real estate projects, including scope of work, project delivery resource requirements, cost estimates & budgets, cash flow, work plan schedule & milestones, quality control, and risk identification.
- Read, understand, and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys, and drawings.
- Identify project delivery resources from pre-qualified lists or through individual project qualification process. Conduct standard to complex request for proposals, complete bid analysis, lead evaluation interviews, and recommend resources to clients.
- Implement communication plans for meetings and written reports / minutes to keep client and project resources informed. Facilitate project update meetings.
- Track progress of each project against goals, objectives, and approved budgets & timelines. Report status and variances. Create action plans to meet objectives, budget, and keep on schedule.
- Identify complex project risks, lead constructability reviews, develop risk mitigation / contingency plans, and implement action plans to reduce or eliminate risk.
QUALIFICATIONS
- Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study preferred.
- Minimum 6 years of related experience in an engineering, architecture or construction firm.
- Demonstrated knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc).
- Prior experience in a supervisory position required.
- Strong working knowledge of the design and construction of interior office spaces and MEPF systems.
- In-depth knowledge of financial terms and principles. Ability to calculate complex figures.
- Experience forecasting and preparing budgets and financial reports / analysis.
- Intermediate skills with Microsoft Office Suite.
- Ability to read and understand architectural drawings.
- Knowledge in MS Project, leases, contracts, and construction practices.
- General working knowledge of PM software Bluebeam, Monday, Procore, etc.

- Ability to comprehend, analyze, and interpret complex business documents.
- Ability to respond effectively to sensitive issues.
- Ability to write reports, manuals, speeches and articles using a distinctive style.
- Ability to make effective and persuasive presentations on complex topics to employees, clients, and key stakeholders.
- Ability to motivate and negotiate effectively with all parties to take desired action.
- Ability to read and understand architectural drawings.
- Intermediate skills with Microsoft Office Suite.
