What We Do
Our Facilities team is responsible for building a unique and creative environment for our growing teams and offices around the world. From Cary to Berlin to Shanghai, our Facilities team selects designs, and maintains our global campuses. Facilities take part in guaranteeing the everyday operations at our offices run smoothly, organizing and orchestrating global support as well as leading the build-out of our new 450,000 square foot headquarters located in Cary, NC.
In This Role You Will
Accountable for the worldwide portfolio delivery of all capital projects (design, construction, commissioning, etc.) through in-house and outsourced resources. May serve as the Project Manager on select projects as well.
- Lead a high-performing team of Project Managers, as they facilitate an end-to-end project development process and coordinate all in-house and outsourced partner resources to assure:
- the capture of business requirements and adequate site-based due diligence to inform a business case and associated funding
- the development of detailed scope of work and schedule documentation
- proper design development by our in-house interior design team and their external design partners
- coordination of all cross-functional inputs, design bases and requirements from Information Technology, Audio-visual, Safety & Security, specialty service providers, vendors, etc.
- alignment to current standards and guidelines where applicable
- collaboration to clarify local ordinance and legal requirements for individual locations, to ensure compliance to codes (Fire, Safety, Health, etc)
- competitive bidding of all required suppliers and service providers, and the execution of approved contracts
- receipt of required permits and regulatory approvals
- safe and timely delivery of all construction and commissioning activities to acceptable standards of quality
- processing of proposals and contracts through established legal and procurement channels
- comprehensive turnover to ongoing facility operations and engineering partners
- governance of scope, schedule, quality and financial management to mitigate risks and maintain approved budgets
- proper engagement of all parties throughout the project development and delivery process, including regular communications and prescribed updates within the team
- effective communication with designated business stakeholders, alignment to expectations and the provision of status updates
- compliance with all local regulatory requirements
- satisfaction of all obligations to landlords (if applicable)
- Administration and continuous improvement of the project development process and capital program governance.
- Development and execution of an outsourced service provider strategy, in collaboration with Epic Procurement and other GREF functions.
- Advance internal partner relationship management and communications with key stakeholders and executive leadership.
- Travel as required to lead and/or attend scheduled meetings, onsite reviews and inspections, to align and clarify requirements, ensure timelines are maintained, identify risks/issues while proposing mitigations where necessary
What We're Looking For
- Proven experience in “end-to-end” project management in relevant technically-oriented, full-service facility environments in multiple international locations (North America, EMEA & APAC).
- Oversight of global portfolio capital programs - planning, funding, delivery, governance, resourcing, etc. - with an annual commitment in excess of $50M.
- Ability to assemble and lead high-performing internal and external partner teams to deliver multiple concurrent projects across a globally diverse and dispersed portfolio.
- Extensive knowledge of project-related sourcing, procurement and contract negotiations, as well as the associated internal corporate interfaces.
- Extensive knowledge of facility planning, design, general construction and commissioning practices, and the cultural and regulatory influences throughout a global portfolio.
- Having collaborated to develop and execute a global outsourced service provider strategy
- Strong organization with proven leadership and interpersonal skills
- Excellent oral and written communication skills, including presentations to senior stakeholders and Executives
- Experience with GSuite applications, AutoCAD and REVIT
Remaining Skills Needed
- Bachelor's degree in Architecture, Engineering or related field.
- 10+ years of experience in comprehensive capital project management, including proven success in the full scope of responsibilities prescribed herein within global corporate portfolios..
- Preference for relevant certification (LEED, PMP, MRICS, etc.) and active membership in a relevant industry/professional community (CoreNet, AIA, RIBA, RICS, ASCE, MICE etc.)
